Residential Conversion
Swainlands Construction were appointed by MVS Developments Ltd to transform a derelict mid-terrace property, containing Category 1 and 2 hazards, into two self-contained flats with side, rear and loft extensions.
The scheme involved asbestos removal, extensive strip-out works, full drainage redesign (below and above ground), groundworks, major structural alterations, including steelwork installation. Works progressed through brickwork, roofing, internal partitions, MEP first and second fix, and full fit-out, including high-quality finishes and landscaping.
Key technical challenges included:
Drainage & MEP Coordination: Careful routing of new above-ground drainage and services to suit revised layouts while minimising impact on ceiling heights through coordinated design with architectural, structural and MEP teams.
Building Over a Mains Sewer: Identified pre-construction and resolved through close collaboration with Thames Water and the design team, delivering a compliant structural solution with concrete-encased steelwork and new inspection chambers.
Restricted Access & Logistics: No rear access or driveway required, strategic planning, parking bay suspensions and the use of compact plant equipment to maintain programme efficiency.
