Crondace Road

This development involved the conversion of a terraced house in West London into a residential home, successfully delivered as a high-end, five-storey luxury town house despite the project’s technical challenges.

Residential Conversion


This Swainlands project comprised a major residential redevelopment, including the construction of a three-metre-deep basement, significant structural alterations, layout reconfigurations, extensions, loft conversions, and the coordination of all associated trades and management disciplines.


We led the coordination of the full design team, including MEP, architectural, and structural engineering consultants. By applying our technical knowledge and practical experience, we refined and optimised designs to improve efficiency while minimising the impact on ceiling heights and overall spatial quality.


A key technical challenge was the construction of the basement within a terraced property, which required the careful underpinning of party walls. This was successfully delivered by appointing skilled and experienced specialists to design temporary works, sequence the underpinning process, and monitor the works throughout to ensure structural stability and safety.


Managing documentation and design information was also critical, with multiple consultants involved, including architectural, structural, MEP, fire, sprinkler, interior, lighting and AOV designers. Given the dynamic nature of the project and ongoing design changes, we utilised advanced project management software with AI capabilities and live change tracking (Procore) to maintain effective coordination and control.
