Broadway Parade

This development comprised one commercial unit at ground level and two residential flats above. Despite the constraints, the project was delivered successfully, and the client was extremely pleased with the redesigned layouts and high-quality finishes.

Residential Conversion 


In 2022, Swainlands was appointed by a private client to transform two outdated residential flats located above a commercial unit into modern, high-quality homes. The project included a loft conversion to the upper flat, creating an additional floor and private terrace, significantly enhancing both space and value.


The scheme involved a full strip-out of the existing flats back to shell, followed by the installation of structural steelwork to support the new layout and loft conversion. Both properties were completely reconfigured internally to maximise space and improve functionality.


A full internal refit was undertaken, including the installation of new kitchens, bathrooms, heating systems, electrics, plumbing, soundproofing and fireproofing to ensure compliance with current building regulations and modern living standards. Access presented a significant challenge, as the property is located on a busy high street with extremely limited rear access.


To safely facilitate the works, scaffolding with a fan guard was erected to the front elevation. Additional logistical coordination was required to manoeuvre new structural steels into the building, with a crash deck constructed internally to ensure safe installation.


The project also included the relocation of utility meters and services to accommodate the new flat layouts.
